A lawyer on your side of the closing table

Three partners who read the contract, clear the title and sit beside you when you sign. Tell us whether you're buying, selling, renting out or holding on to a property, and the lawyer who handles that side will take it from there.

Start with your side of the deal

Who we represent

Every matter starts with one question: which side of the deal are you on? Each side has its own lawyer and its own page.

  • A smiling couple, out of focus, hold up a house key on a small house-shaped key ring

    Buyers

Contract review before the option period ends, the title commitment read line by line, and a lawyer at closing.

    For buyers
  • A couple sit on a wooden floor among cardboard moving boxes, holding a small wooden house

    Sellers

Disclosures that say what you know, counteroffers read before you accept, and title cleared before the buyer's search finds a problem.

    For sellers
  • A hand holds up a ring of keys with a house-shaped tag in a bright apartment hallway

    Landlords

Leases written for your property, notices served correctly, and a lawyer in justice court when a tenancy ends badly.

    For landlords
  • A man leans toward a woman holding a mug at a kitchen table set with fruit and pastries

    Homeowners

An association fine, a neighbor's fence, a lien from decades ago: problems with the home you already own.

    For homeowners

The firm

Firm facts

One practice, real estate, from one office downtown.

Judith Whitford opened the office on East Pecan Street to do property law carefully and nothing else. Maeve Holt and Inés Treviño joined as partners, and the firm is still a few blocks from the Bexar County Courthouse, where most of its deeds are recorded.

At a glance

  • Founded 1988, on East Pecan Street

  • Courts: Bexar County district courts, county courts at law and justice courts

  • Federal: U.S. District Court, Western District of Texas

  • Jurisdictions: Texas, with closings across Bexar, Comal, Guadalupe and Kendall counties

  • Consultations at the office or by video

How a purchase or sale runs

From contract to keys

Most matters follow the same four steps. You'll hear from your lawyer at each one.

  1. 01

    Step 1: Send the contract

Email or drop off the signed contract and its addenda. We list every deadline and who owes what by when.

  2. 02

Step 2: We read the title

When the title commitment arrives, we go through each exception and tell you which ones matter and which are routine.

  3. 03

Step 3: We check the numbers

Before closing, we compare the settlement statement with your contract and ask about any figure that moved.

  4. 04

Step 4: You sign with us there

We sit with you at the table, explain each page before you sign it, and follow up until the deed is recorded.

Daniela R.Bought a home in Alamo Heights

“Inés walked me through the notice rules before I did anything I'd regret. The case was short and by the book.”

Ray P.Landlord, two rentals near Tobin Hill

“My mother's house had a lien from 1979 nobody could explain. Judith found the lender's successor and got the release recorded before we listed.”

Questions

Before you call

Which of you will handle my matter?

That depends on your side of the deal. Maeve handles most purchases and sales, Inés leases and evictions, and Judith title and association problems. You'll know your lawyer's name after the first call.

Do I need a lawyer if a title company is closing?

The title company insures the title and moves the money for the whole transaction. It doesn't advise you. We read the documents for you alone and tell you what they mean for you.

How do you charge?

Closings and document work have a set fee, quoted in writing before we start. Disputes and court cases are billed by the hour, and we'll give you an estimated range at the first meeting.

What should I bring to the first meeting?

Whatever you have: the contract, the lease, the letter from the association, the deed. If something is missing, we can usually pull it from the county records.

Will you represent both buyer and seller?

No. In any deal we represent one side only, and we'll tell you at the start if a conflict keeps us from taking yours.

Tell us which side of the table you're on

A buyer, a seller, a landlord or an owner with a problem: write or call, and the lawyer who handles your kind of matter will be in touch.
