For buyers

Buying a home

Before you sign, while the title is searched, and on the day the keys change hands, a lawyer reads every page with you.

  • Contract review

We read the purchase contract and every addendum before your option period runs out, and tell you in writing what each deadline asks of you.

  • Title commitment

We go through the commitment line by line: liens, easements, old deeds of trust, and the exceptions your policy won't cover.

  • Closing disclosure

We check the closing disclosure against your contract and loan estimate, and ask the lender about any number that changed.

  • At the closing table

One of us sits with you while you sign, explains each document first, and follows up until the deed is recorded.

What to send us

Call before the option period ends

Many buyers call after the contract is signed. That's fine, but the sooner we see it, the more of it you can still change. Send us what you have and we'll call you to go through what we found.

Send us

  • The signed contract and every addendum

  • The seller's disclosure notice

  • Your survey, or the seller's old one

  • The title commitment, once it arrives

One hand passes a set of keys to another over a desk with a framed document

Common questions

Can you review a new-construction contract?

Yes. Builder contracts are written by the builder's lawyers, and many limit what you can do if the house is late or has defects. We'll mark the parts worth negotiating before you sign.

What if the survey shows a problem?

A fence over the line, a shed on an easement, a driveway shared with a neighbor: we'll tell you whether it matters, and ask for a fix or a written exception before closing.

Can I close if I'm out of town?

Usually, yes. We can arrange a mail-away closing with a notary near you, and walk you through each page by phone or video first.
