For sellers

Selling a home

A sale looks simple from the listing side. We make sure what you sign, what you disclose and what you hand over at closing all agree.

  • Seller's disclosure

We go through the disclosure form with you so it says what you know: no more, no less.

  • Offers and counteroffers

We read the buyer's offer and any counteroffer before you accept, including repair requests and closing dates.

  • Clearing title

An unreleased loan, an old judgment, an heir who never signed: we find them early and clear them before the buyer's title search does.

  • Payoffs and proceeds

We confirm your loan payoffs and the seller's side of the settlement statement, so the check you receive is the one you expected.

Estates and heirs

Selling a house you inherited

Many of our sellers inherited the house they're selling. When the owner died without a probated will, the title company will want proof of who owns it now. We prepare the affidavits of heirship, go to probate court when it's needed, and collect every heir's signature before the listing goes live.

Common questions

Should I call before or after I list?

Before, if you can. A title problem found before listing costs you time; one found after an offer can cost you the buyer.

What if my buyer backs out?

We read the contract to see whether the buyer had the right to terminate and who keeps the earnest money, then write to the title company and the buyer's side.

Do I have to be here to close?

No. Sellers often sign ahead of closing with a notary wherever they live. We'll send the documents and go through them with you first.
